the current discussion re: house prices is somewhat off topic but to spin it back into Russia / Ukraine ~ I would use my own country as an example:

Since the financial crash in 2008 (thx America!), which continued until mid 2011 ( at which point it hit rock bottom) house prices have continued to increase. So a property worth 350K in 2007 went down to 115K in 2011 and is now currently about 315K. Give it another 2-5 years to get back to 350K. As the government refuses to build enough houses year on year (probably not isolated to Ireland!) there will ever be a case of under supply and over demand, which drives house prices up. Therefore the governments long term strategy of outward migration (Hi America and England!) continues unabated.

One would think that with Covid alot of poeple would lose their jobs (they did) and that there would be less money to spend (also true) however its precisely because simply not enough houses are being built (at an affordable level due to the taxes imposed on builders) that house prices continue to increase, with no end in sight. Ultimately the ones to suffer most from this are millennial's who are trying to get their foot on the property ladder (compared to established home owners that have retained employment and can trade up etc).

With the sanctions imposed, this will typically be inconvenient to existing homeowners but has a more aggressive impact on those on the breadline, with some households falling under. Therefore through a combination of events, there is simply less money for those less well off, to live comfortably (and buy their first home). This by and large would be mirrored in alot of countries in western society.

I am well used to being "strawmanned" in this topic, probably by people that dont even know what that word actually means.

In terms of my above - I would suggest you read the discussion more carefully to understand both Surfpunks comments and mine.

I would have thought it was directed at me, since it was me you quoted. I am honestly confused by you now. it might be helpful if you added context, or more fully expanded what you are trying to say. to be clear: I am in full agreement with Surfpunk that COVID had an inpact on the housing market but that the housing price increases have continued for over a decade now (i.e. covid is recent Yo).

That it was happening prior to Covid, which is why I said "decades" in the previous post. I.e. the problem didn't start in 2019

my humble 2 cents, I believe Surfpunk (correct me now if wrong) referred to house prices ever increasing, and used the expression "fire", you challenged that "fire" only occured with covid. I would say your both right, noting the housing market is ever on fire (since 2011) but that the fire got worse in the last couple of years. can we humbly agree on this.
