Is it just me or is this actually not s terrible price...

I'm no in the market and iv built all my past PC's but that's actually not far off if not cheaper than most combinations.

Could still build it for probably 100 less with better warranties

Maybe but this is the best priced prebuilt iv seen in a long time. Granted I also don't look often.
