Give me 3 day weekends every weekend. Ski/fish/hunt/camp/mountain bike/climb/hike.

If I had mountains I would be climbing every day, Iowa doesn’t have shit lol. A few good fishing spots northeastern Iowa though, and definitely ample deer

Yeah I am just making excuses for being a degenerate lol

Just spent a few weeks skiing in the West. I am soon preparing to go back to alpine life full time, maybe 2 years.

While I know in my brain the average return is in excess of mortgage rates, I still wouldn't mind buying a home ahead of time down there, and just chunking a full mortgage or 70%+ of off in 3-5 years. It would offer a level of security of going into reduced employment at such an early point in life. A risk hedge.

There is a balance between maximizing all capital interests and risk aversion/peace of mind

We made the decision to pay off 500k in education debt rapid fire , it was at 5% interest rate. I still struggle with this because the capital return from 2019-2024 would have been huge. But it’s a big mental load off the family

Exactly, the issue is tenants. It's Canada. I can't let a home sit empty at -20C, could pay a property management service to go check it, but that still seems like a lost opportunity when you could have a tenant in there for a few years.

But I haven't entered the rental market for a reason and that's just simply the stress and my micromanaging that comes with my personality I guess.

So while I'd like to get one ahead of time and chunk it off while I live elsewhere it would be challenging for my personality.
