i need something more theoretical and factual rather than something that talks about other worlds or predictions of what things could be like in a world like that (sci-fiction).

Theoretical is not the same as factual. But I believe you mean based on scientific methods, correct?

This is a pretty good book i picked up a couple months ago. It explains explains a number of different models involving extra dimensions, string theory and m-theory. The author does a very good job of explaining some very strange concepts in relatively simple terms. The author also gives you a crash course on various important physics developments of the past century and how they relate to some current theories involving extra dimensions.

It was a pretty solid read, has a lot of information and really explains things well with out getting overly technical. However there is also a section in the back that goes into some mathematical detail of various things throughout the book if your interested in that.
