With the recent changes to D2R area levels I thought I would try to aggregate as much reliable information on all area/monster levels, boss pack counts, and super unique monsters into one easily searchable post with some additional information I found across wiki pages and other user's findings that might help a few newcomers. There's tons of other charts with way more information out there but I thought I'd at least type it out here. It is fairly difficult to track down unique counts on hell difficulty areas which don't have MLvl85 as it's not really a good use of time to be MFing those areas. So forgive me for any areas with the placeholder "count" there and any incorrect numbers. I will try to edit in the info as I find it. If anyone knows where I could find this info feel free to PM me so I can add it in. For now all that's readily available are the 85 areas and I've taken some liberties with areas by inputting numbers for unique packs counts on hell difficulty that I've noticed through my time playing and my own testing which is forever on-going.

There is a lot of info regarding TC out there and I'll just give you the important bits for farming. TC87 is what allows all item types to drop. Realistically you can farm outside of ALvl85 and still acquire good drops. But because not everything in the zone has TC87 it's not very wise to spend your time searching for specific monsters and based on this info you'll see why people farm ALvl 85. With the info below you can reference the ALvl of areas and farm areas outside ALvl85 if you'd like.
Low chance TC87:- Regulars in ALvl83

- Bosses in ALvl79-80
- Hell Bovines

Super unique monsters are the named monsters that always spawn in the same place in every game. Like Blood Raven* being in Burial Grounds. She's a super unique. Super uniques have Mlvls of their own for each difficulty.
Each monster pack has a static 6% chance to spawn as a boss pack and a linear scale thats based on the % of map explored. 1/3 of the map segments explored is a 33% chance, half of the map is 50% chance, and 3/4 of the map is a 75% chance for a boss pack to spawn. Unique Monsters are created randomly with each new game, and appear in random places as well.
The first type are the Champion/Ghostly/Fanatic/Berserker/Possessed monsters which have the
blue names in packs of 2-4. There is a 20% chance that the boss pack can spawn as a pack of Champs. Champ packs are worth 300% of their base monster experience with the Berserkers being worth 500%. Every group will have 1 "Champion MonsterType" and the remaining 1-3 will independently roll which of the 5 types they are. Can be spawned from activating an Evil Urn, or when activating a Monster Shrine. There are 8 areas where a champion pack always spawns: Tristram, the entrance to Frozen River, the entrance to the Drifter Cavern, the entrance to Ancient's Way, the entrance to Icey Cellar, inside Icey Cellar, and the end of the 4 paths in Halls of Vaught. These monsters have an MLvl of ALvl+2 except Berserkers which are ALvl+3.
The second type are Unique monsters. Their names are randomly generated from a pool of words, appear in
gold and always have 3-6 minions of the same monster type except the Fallen/Fetish/Overseer Shamans which have Fallen/Fetish/Overseer minions. They have the other 80% chance to spawn opposed to Champions. These monsters and their minions are worth 500% of the base monster experience. Can be spawned from activating an Evil Urn, or when activating a Monster Shrine. These monsters and their minions have an MLvl of ALvl+3.
Bolded/colored areas are main areas and the nonbold will be a dungeon located in the bold area above.
