If that fireplace and chimney are not up to code, I'd just leave it like it is. Could paint it white. Could put a TV in front of it or something. If you're removing the fireplace, id leave the chimney in there until it comes time to re-shingle the roof.

If you're doing any painting or drywall repair, do it after all major major construction projects are complete, but do it before the new floors are put in (new floors should be the last thing you do). This way you dont have to protect the floors, which will save you a lot of time. Also to save time, paint the baseboards the same color as the walls. If you're buying a lot of paint, start looking for paint sales now.

An old house like that is going to have lead paint in it somewhere so be careful what you sand. That house may have asbestos insulation. Try to find out the timeline of when insulation was added to the home. Find out if asbestos vermiculite was used in homes during that time. If you dont know, asbestos can cause cancer, so its very important to find out.

Problem is that what you really want to start with is rewiring and repiping., which you shouldn't really do yourself and which could soak up a lot of that cash.

I was wondering if anyone here has had any experience with renovation? We're taking out a mortgage to buy a home off a family member.

The house is worth around 75k, but they are selling it to us for 20k.

So, we were debating on taking 40-50k out to redo some of the house.

I want to do everything I can by myself to save money.. but I'm sure plumbing/carpet laying is difficult, so I may need to hire a professional.

The house was made in 1892, but has had some minor inadequate adjustments made. Also, There was animals living inside the home... so all the carpet will be torn away and replaced.

The outside looks great, it even has a metal roof!

I'm wanting to buy upgrades in the mid-range price area, not the best but certainly not the cheapest.

My main focus as of now:

- Living Room
- Kitchen
- Upstairs Bathroom (needs plumbing work)
- Master Bedroom/Nursery
- Guest Bedroom
- Computer Room

I have many ideas for all these areas but I'd like to see what others suggest once viewing a few pictures.

If this thread has any resourcefulness I'll be posting before/after pictures and updating my progress/ideas.

Feel free to help me price shop!

I'll post more pics tomorrow.

Carpet is easy as fuck.

Pull old carpet, scrape, add glue, add foam, add carpet

Unless you want heated floors too lol.

Plumbing, get a professional.

Because of liabilities n shit.

Electrical, don't even touch for the same reason.

You should have the house inspected by a home inspector & use his report to not only fully know what kind of condition the house is in, but to be able to use his report to potentially negotiate a better price

If you take a mortgage out, not only the lender but the insurer will send a professional to inspect the house.

Yuck don't glue down carpet pad....
Use some duct tape and tape seams if you feel movement will be an issue. But that is basically non issue now with how padding is
