lol, but for srs, looking at Zillow, my house was worth $155k at the bottom of the market and is worth $321k now, so I feel pretty good about buying last year and splitting the diff at 225. :P

ETA: But uh, anyway, the moral of the story is that it's looking pretty good out there but not like it's booming and going to crash any minute, so it's not the worst time in the world at least, thankfully. Still, not envying you Toronto prices.


the present rate of growth is unsustainable, as soon as foreign capital flowing in stops there is going to be a major problem

i need to find something close to work that isn't too expensive which is a problem because my next job is going to be on yonge street

My family home was recently appraised at 1.1 million.... and theres nothing special about it... if you want a house its 600k plus in the city... anything cheaper is a condo or a dump

If you feel like the pricing is peaking or in a bubble, its probably better to rent on short-term leases, so that you aren't locked into anything that is too costly.

Rent is generally enough to cover the interest, so expect that if you are going to buy that you will be paying double what a renter is for the next 20-30 years.
Unless you think the prices will increase and you plan on just paying the interest on it until the capital growth kicks in so you can sell at a profit, renting is the way to go.

for my price range around me, houses staying on market probably under 5 days and people are bidding wars over the asking price. had a house get an accepted offer when they hadnt even done any showings yet

was looking a few years ago, should have pulled the trigger then. instead i bought a car

/e @ OP yea been hearing toronto has some high ass prices. good luck

apparently i can afford some houses at jane and finch ^_^

only problem is i'd probably get shot/killed at some point :/
