hire home inspector 1st off to make sure theres no mold or anything harmful growing

This all depends on how much cash you have to put down to buy a home. Do you want a home with a renter inside already? All renters are on a contract but some can't make their payments, so the owner will sell the home with the renter included for the new buyer to deal with. Renters can trash a house if they get evicted. I'll expand my post when I get home. I have 10 rental properties.

advance your career and buy a home, invest in the home

make more money and move to a nicer home and keep your old to rent out

there are many responsible and less risky reasons to do this

will you make some money on some random flip? no but you are building a foundation for your retirement that will be much stronger down the road

Location, schools, price honestly. How much is the home selling for? Let’s say there are upgraded/renovated homes in the are selling for $400,000.00 USD and you find a home for sale that’s $300,000.00 USD and with 40k in renovations you can sell the home at 400k like the comps, there’s your profit.

Gotta be able to know the comp prices, the price you can get the home and if you do the work is there room for profit.
