Guys I’m embarking on this journey , wondering who else might be involved in this space already that I can leach knowledge from. I am
Guessing it is a matter of time before interest rates begin to fall, that we are certainly near the high end of this curve regardless of when that process begins. As such I think this is probably as good a time as any of looking at residential properties to acquire as when the interest rate slide happens, housing prices are likely to start increasing again from the stagnation that has been the last 1-2 years

We are looking at single family homes to acquire for the purpose of renting, 300-350k range is where I am looking at

My questions for people already in this space
1. Rental company to vet tenants and handle phone calls, fees are anywhere from 10-18% of monthly rent which adds up a lot overtime however that piece of mind is comforting to have. Does it make sense to even embark on this journey if you are reliant on these companies
2. Townhouse vs houses? Townhouse you have the hoa fees however that kind of mitigates the rental company costs and they take care of quite a bit with that hoa fee
3. Taxes , the consensus is all rentals need to be put in an llc to
Maximize property depreciation tax advantages. But in this market where assets are likely to appreciate and you won’t get those perks , does it make sense to just keep it in your name and minimize cpa costs

The region I am talking about is metro Midwest

Airbnb is more profitable. The juice isnt worth the squeeze imo unless you doing it at scale. The only real reason to get into real estate game is to diversify or you dont have any exciting investment opportunities and just want to put it somewhere other than a term deposit or bury it in your backyard.

Any intelligent investor borrows against the mortgage to either buy another house or invest into a more profitable business.

If you have a builder/landscaper background then it makes more sense since you can pay yourself and write it off.

Last year i was entertaining the idea of buying properties in Austin Texas to diversify my portfolio more. But came to the conclusion that stocks is so much easier to manage and less headache involved, not to mention the potential for much bigger gainz. So im still 100% in stocks, for now.

I may embark with you but having difficulty pulling the trigger.

If you look at the vacation accommodation route which I am, there are companies out there that will lease it from you for the entire year and they sub-rent. There's often two options , straight amount or a percentage based amount which has higher risk/reward.

The issue I am having trying to work something out is I personally want to use the property during high revenue earning months. A ski property that i'd like to use Jan-Mar and the PM I am looking at has personal use options within the lease agreement, but it's difficult to come to terms on lease price due to myself using the property during those high revenue months resulting in less potential upside for the PM.


If we can come to some terms, I may pull the trigger on this and work from distance during those bleak northern winter months.

The money is in managing many properties. Use your own property and LLC to start portfolio building and have a foot in the game. Next, focus on picking up client property.

Planning to do this myself soon if market in my area keeps shifting.

In particular we have a combination of snow bird retiree and county rules about an 'agent available within 30 miles of rental'.


I'd keep a keen eye on AirBNB and short term rental codes, they have been changing more in recent years. Like NYC made a change made 10,000 units illegal

Another easy business to do is storage. You have to either buy an existing or start with an empty lot. Obv location is very important .

With an empty lot you can buy shipping containers and add more as your business grows. You can keep upgrading it with more and more features like tall security fence, 24/7 security guard, cctv cameras, card access with an electronic gate, etc Then you can add a hire a trailer for extra business or a moving service.

This is a pretty bad time to buy IMO with rates where they are and prices not really reflecting the huge rise in financing costs.

With this, your entry point is like 80% of the importance. I'd personally wait to pull the trigger until you see serious cracks within RE, which regionally you already do see. Florida, parts of Texas are getting fucked right now. But wait for a better entry point when all the flippers are exhausted and start coming in with some truly disgusting lowballs. Worst they can say is no. The two markets i mentioned had huge buildout but north east/midwest not to the same extent, so you may not see the same level of frothy bubble up here.
