Guys this is just a general rant wondering if anyone is experiencing similar issues in this economy.

I have a tenant that is leaving and it sucks because she was great. She took really good care of the place and always paid on time. I hate to see her go, but she said she can't afford it anymore. She said it's getting harder and harder to pay rent each month (not sure if this is true though, because she said these things and then I found out that she wants to move back in with her dad for a bit so that she can save money to buy her own place. Kudos to her and I'm not mad at her at all. Just hate to lose a good tenant who has been with us for 2 years).

Then, I have another tenant who is a professional problem tenant. Always paying late with the "I'll have it tomorrow" and then not having it. However, he would always pay after we filed a 3 day notice to pay or quit. We would always start the eviction process when he was late because it takes so long to get someone kicked out. In the event that they don't pay, you don't want to be behind on the eviction process. This particular month, however, he can't (or won't) pay. I am really glad to see him gone to be honest because he has been SUCH a problem. I shouldn't have to remind you when rent is due every month, just like my auto loan doesn't remind me when to pay.
It cost us $1,600 to get him evicted (3 day notice to quit and then an unlawful detainer filed at the courthouse. The home is under an LLC and in my state if the home is under an LLC you have to hire a lawyer to fire the unlawful detainer).

This SUCKS. Having two vacancies at once blows, but I chose this path. We have mortgages on the place so we can't (and won't) run a charity. It's a business and we have to run the business. Fortunately, we have some reserves saved up because we were getting ready to purchase another property.


Are there any other landlords out there right now with tenants paying late or not able to pay?? This economy blows!

Take the time to prescreen the tenants before letting. Ask for a reference if you even suspect a them to be trouble. I like to get more mature/professional types check for signs if they are tidy and respectful.
Spell it out at the start what you would like and make an agreement and record the conversation. Keep detailed records, pictures, paperwork makes it so much easier.

What sucks is being priced out of the market by investors then reading about them complain about people not being able to afford bloated rental rates.

What is expected is to have shitty tenants from time to time. Just have emergency type fund for this, do it legal, attempt to recoup costs later. It's cost of doing business if you are a land lord, and addone is right, saves a ton of time, money, frustration doing thorough vetting.

Another thought inspired by a squatter evictions, flip the civil case around. Instead of you fighting to get tenant out, is there a way to make them have to fight in civil court to stay? If you can flip it legally so they have to pursue civil court, wait for the hearing, etc, you have the high ground. Most abusing a rental can't afford civil court nonsense. It's $300 to even file motion in my area.

honestly it should be perfectly possible to hire goons to dispose of problem tenants

This dude is a clown. I’ll be glad to see him go. He has until EOD tomorrow to file with the courts or the sheriff is escorting him out on Monday.
My maintenance guy went by there yesterday and he hasn’t moved a fking thing out of the property. He obviously has no intention of going anywhere.

Yeah it’s fine. We have a fund for emergencies/repairs. It’s just a waiting game at this point.

Sure man! I have a court date on July 9. I’ll let you know how it turns out!
Edit: already have another tenant in the property where the tenant left. She was great man. Hated to see her go lol. She cleaned up really well. I paid $350 for miscellaneous bullshit to get it ready to rent again.

It’s pretty passive. Semi-passive at least. I hire people to do everything so all I have to do is make phone calls pretty much.
