Yeah here you can sign an election on deemed disposition when a property has a change in use (from primary residence to rental property). IF you sign the election it still remains your primary residence despite it being used as a rental property but you cannot take capital cost allowance (deprecation) on it which is typically a major expense to offset rental income. That's your trade off for eliminating future capital gains and keeping it as a primary residence.


Interesting a little different

To be clear I don’t have the stomach for rentals. My brother does it heavily and some of the horror stories are too much for me to handle

I handle a portfolio as part of my day job, but it's made simple by only renting to corporations or government who use them for staff housing. I refuse individual tenants. No collection issues, no issues with tenant damages since it's a corporate tenant, they have never not covered for their staff causing damages, etc.

That wouldn't exist in your location i'm sure, but with low supply here and high costs to build and the simple fact that most companies don't want to be property managers but have to offer staff housing here to remain competitive it makes for a headacheless rental market.

Northern market in an area with minimal REIT ownership.

I had tried to gather friends for years in an attempt to syndicate a money to purchase rental properties out east in Halifax but that was probably my mistake, rather than finding like minded individuals I tried friends so it never materialized. Had it, we would all be quite well off but hindsight is always 20/20.

Aren’t you still at the mercy of the shares getting exercised before you roll the call?

I do not believe that happens when you are covered.

Actually, I just looked into it. I guess you can exercise early at any point. With that said, keep your expiration longer than short to avoid the likelihood of someone calling it lol

When I do sell them I usually do 4 weeks+ timeframe. Actually haven’t been in a position yet where a call has been exercised, I try to buy back the option after a couple weeks when it’s lost a lot of value
