This may be the best advice depending on where you buy . Likely a mass migration over the next decade of people's leaving the west coast and south west region along with some major city/urban centers. Drivers being high taxes with low benefit, mass drought, increasing fires, lake Mead dead pool, political fever, and remote work options. Already seeing many new west coast faces in my region, and they over offer since markets wildly different between regions at the moment.

For example, a nice plot near me of 10 acres sold for 35K in 2019. Same plot listed at 96K now. Out of Towner's don't know it's the old junk yard from Grandpa's era, water is taint rofl. More water than out west though.

You like to move around.. on a fixed work deal basis or free roaming?

You could simply buy and sell things, whatever it is. Buy a thousand umbrellas for 1000$ and sell them in pouring rain for 10$ each. And things of that nature. Buy death's estates, repo business. I.e. the sales business. If you have time and money, what better way? You get to challenge yourself in staying neutral and business oriented.

Spending money on a financial course may be a good thing if you have a passion for business.
