Renting out rooms in your houses is harder than people think. All you need to do is to evict one vindictive tenant and he will haunt you forever. Your house can't move.

Personally I would probably just buy one house big enough for my family, maybe 2, 3 more for a little bit of rental income then put the rest into GICs. Interest rates are good right now and GICs are covered by the government in my country.

That problem can be resolved by buying rental property near a university and only rent rooms to students.

I would only do this if you live close to the rental property and you know how to fix basic stuff. Ifnot the juice isn’t worth the squeeze. To me sounds like a lot of headaches. Friday night you are at party and you get a message from a tenant that the roof is leaking. Yeah I’ll pass. I don’t want that kind of stress in my life.

Instead I would put money in a vanguard/blackrock indexfund/etf. Historically you will get 5%-7% a year wich is more than enough. Especially when you have millions.

This is a good idea except that properties near university campuses are usually very expensive. It's hard for regular people to get into the market.

I can't imagine having enough cash to live very comfortably off passive investments, and instead choosing to pay for a job managing a real estate portfolio.

Fuck that sounds terrible. Way more risk, way more work.
