Issue is prices on lumber , appliances , materials is also rising and maintaining their highs. The housing market was already doing very well before covid and many were calling for a correction

Then covid came and catapulted it further due to demand and interest rates. All across the country , even in fkin dsm, houses are going for over (an already high) asking price routinely

We got our property at the end of 2019 so not going to complain

first time in years, even through Trump's china tariffs, that my company has had a hard time getting lumber and steel.

now we dont use quality lumber, as you'd see in say housing studs, we use rough cut kiln dried lumber for crating/shipping.

but we're told by suppliers that the housing industry is using them, so buyer beware. shit product, prob same price, issues come up after warranty is up.

Guess it's a bad time to be looking to build a house.

Just ask the contractor if they've had to make any substitutions due to lead times from their vendors. if they say anything ask for more details.

Noted.

Saving up for a down payment. We've found several neighborhoods that follow the pattern of nice street, nice street, nice street, construction street, crap street, crap street.

So we're looking for a crap street that's getting built on so we can buy a lot, tear down the crap house, and build our own home on.

Figure we can build to our own tastes and get decent appreciation in the long term. And probably 80% of the buildings where we want to live are 80+ years old, so we'd rather not have to worry about unknown issues with the foundation coming to haunt us in 10 years.

I bought a 1920s home and I’d honestly not buy new construction after seeing some of the shit that’s gone up recently including the building I work in. Total fucking garbage now-a-days

I also only consider older homes. The last home I lived in was built in the 1700s. We largely restored it but all the beautiful timber and framing still remains as is, big beautiful wide planks. Added some in floor heating, some r value via spray foam and closed some fire places (fire place in every single room of the two-story house since the homes then were built around the massive 15-foot wide chimney).

Added ceder shakes and clapboard after stripping the vinal siding put on through the years and it transformed into the beautiful antique home it was supposed to be. Cleared all the rot and little things on the way. Its amazing the condition a home that can breathe a bit stays in compared to these SIP homes that I have no doubt will be degrading in 30 years.

Gotta get rid of the baseboard radiators, and the carpet. Man I love homes. Could talk about them all day.

second this, new cookie cutters where its a rush to get them done as fast and cheaply as possible so they can sell like hotcakes.

some new construction is worth but most dont have the charm or fortifications as many (not all) older homes
