My brother/sister-in-law do something like this in MN. Seems the secret to their success beyond quality units is being located near world renown .clinic and hospital. They also manage more units than they own, lots of money in just managing other people's crap, especially if you can basic handyman. Then I'd assume there is a cornucopia of tax plays that can be made.

Stocks and etfs historically have better ROI than real estate. Keep in mind that in terms of overall risk, real estate will be less risky in terms of volatility, but you are gambling on buying the right property and achieving the utility you seek from it. That includes finding decent people who want to rent/lease your property. It is also more of a time commitment than investing in etfs and or stocks. That being said, it depends where you plan on buying property. If you know the real estate you’re looking at will increase in value, and you can get steady income from renters, hard to beat that.

Real estate is more rewarding to me. It's also way more frustrating so it really depends on what kind of person you are.

If you are an introvert and don't do well with socializing and people, you won't do well in real estate. All money aside, either of these things are about your personality and passion. Both can make or break you financially and mentally. And property management companies don't make sense until you have like 10+ units.

You need to figure out which one you prefer and i'm not sure how to do that other than trying them both, which is what I did. As others said, real estate is probably slightly safer (although not at this very moment IMHO, at least not in the US).

Both real estate and stock market will be getting a nice readjustment in the near ish future me thinks. And it's justifiable since we (in the US anyway) are in some delusional ass economy at the moment which absolutely cannot sustain itself.

Again, every aspect of my perspective and opinions here may not be the same as yours due to many variables.
