Here Trudeau has made it a lot more difficult for landlords. They are now saying people cannot evict pregnant tenants or families with kids under 19 years of age.

Damn dude that is pathetic! I understand the sentiment, but they are going to make housing even more unavailable because no one will want to be a landlord and provide a home for free to someone who refuses to pay.

Hey man! Quick update:

Tenant didn’t try to be combative in court. Only asked till 10 am tomorrow to move out. I have it to him, but I didn’t have to. I thought it was crazy he wanted one more day when he has literally had like 3 months lol.
After he moves out or gets forcibly removed tomorrow, I will inspect the property and then we will go to court for back rent and damages if applicable.

This is just the nightmare scenario. Probably just a matter of time because I have been lucky so far

It’s not so bad. I live in a red state so I’ll get back rent and and damages will be paid if there are any. I just had to float the mortgage for a few months.

Another uodate:
I sent a maintenance guy over there to take pictures of damages and give me an estimate. He said the place had fleas so he couldn’t work on anything until they were gone.
Fortunately, I have a pest contract on the house, so I called them out to spray the inside of the place. It takes 10 days to see if it worked or to call them back out for another spray.
I went over to inspect for damages myself and there isn’t any mechanical damage to speak of besides it needing new carpet because of their dogs (only bedrooms have carpet). There are also a lot of boxes and trash that needs to be hauled off, the place needs to be cleaned thoroughly, and the yard needs to be mowed.

I’ll post another update after I get everything repaired, costs of everything, and court judgements.

It wasn’t new, but it looked new and didn’t have any stains or rips in it. Now it has both. Plus fleas in it
