chunk of change, real estate vs stocks, which direction would you go in?

If you mean REITS vs ETFS that's an easier comparison.

Actually owning and managing physical real estate yourself like a duplex or whatever, far different comparison. You went from mostly passive to a much higher degree of involvement even if you do use a property manager.

The other major consideration for you since you're Canadian is if you are considering REITS where are you going to hold them. If you don't put them in a tax advantaged account you're going to get taxed on those monthly distributions and given your age you are heading twords income matruity, don't think tax now is what you want. Would much rather pay capital gains tax many years down the road when you're in a lower income tax bracket, but you could hold them in your RRSP or something like that should you want exposure to REITS , dividend ETF's etc.

Investment properties, managed by myself to start, greater toronto area.

Long term thinking if can get to 5 rentals within the next 5 years that could be my retirement plan in it's entirety

You specifically want them in the Toronto area for ease of management I assume.

My buddy and his siblings just picked up 4 in Ottawa via a 3 way split and are looking at another 4. Same developer.

I don't know what the markets look like now since I stopped watching after COVID, but prior to that Ottawa and Waterloo looked a bit more attractive, but I was looking from a cash on cash return at that time.

I don't know how popular the site Bigger Pockets is anymore. I used to be on there which used to have decent rental discussion, ROI analysis, feedback from other landlords in the area, etc.

toronto condos getting hammered right now. id wait until 2025 when the real bloodbath begins, unless you can find some deals now with people just looking to salvage something. people are losing 100ks in the gta.

wouldnt really recommand to invest in RE by yourself. People think its easy and passive income but its not. there are several risks involved and could also cost alot of your time.

Imo better pick REIT's or RE-fonds if you wanna invest in the RE sector.
