Hey everyone,

As a realtor specializing in investment properties that generate income through short-term rentals, I wanted to create a space for open discussion on real estate and short-term rental strategies. Recently, I helped a buddy from d2r and Discord score an amazing self-use property in another state, showcasing how connections can lead to great deals—even across state lines.

Market sucks atm for both buyers and sellers

Only ones winning are those who picked up a rental around covid or bought primary residence during/before covid

Have 1 rental property , been looking for another but these 6.5s coupled with covid inflated house prices still make it not that profitable

I agree with you, the prices aren't great coupled with the current interest rates...

However, within the past few months I was able to help secure a few properties that made sense for my clients that cash flow & most importantly pay down the principle.
1 - a 1.5$ mil house I negotiated to 1.25 and I currently rent it out for 6-7k weekly
2- a 675k house I negotiated to 625k which is booking out next summer at 5.5k / week
3 - a 435k 3 bed 2 bath home I am conservatively shooting for $3,500 / week

14 peak weeks per season and the rest of the rentals offset opex in off-season.

Lenders near me require 20% down for investment properties so with that in consideration all of these homes cashflow after opex from the summer season alone and the owners can still black out weeks for themselves.


Keep in mind these are all single family homes/ condo's - peanuts compared to the possibility of a multi family home - I have off-market opportunities but would have to be a JV or creative financing

What zipcodes are we talking about where u can rent a 400k home for 3k a week?

You might be able to get that here from xmas through March using ski in / ski out properties but the PM fees on those are high when on resort grounds and there's no way 14 weeks of rental is offsetting Capx and PM fees for the year.

I have looked into ski-resort short term rentals and the haircut you take on PM services is too much. If you could run it yourself while retired or something because you were also staying up there for the season it seems like a fine retirement gig but for someone like me it just makes no sense right now.

Yeah would be impossible for me to Manage that, would need someone else. I am kinda ocd and would want to regularly check in on the properties too. The one property I have I do myself

East coast - Shore towns - Walking distance from the beach

As per taking a haircut on prop mgmt fee's I agree alot of ppl nickel and dime owner's to no end, with my company restocking/cleaning/trashruns/ added insurance all paid by guests and we market on 12+ Platforms and about another half-a-dozen drip from those platforms - ensuring full weeks are booked in peak season and more eyes on the property to charge a premium price vs similar units only listed on 1 or a few platforms. I encourage homeowners to DIY it for summer, the last one acquired property in may, didn't book a single full week, passed me the baton mid June and we booked them solid 6-7k week they were very grateful.

And I wouldn't be signing up new customers if I couldn't net them more than they are grossing whilst dealing with the headaches bookings/cleanings/vetting tenants/issues/customer communications etc themselves.

That's my angle at least to offer value, and it has to make sense to me and them to proceed.



Edit: For the 625k house thats booking next summer at $5,500 prev owners prop mgmt company charged 30% nickle and dimed on everything and grossed 40k a year....
We are on track to gross 70k+ 1st year with a 20% fee

Old owner Made - 28k Net
My Buyer will Net 49k =] - Same exact house he bought it turn key - we didn't change a thing


Not all prop mgmt companies and sales people are built the same

Sitting tight bro. Waiting on interest rates to drop. Then I’ll refi a couple or properties and buy 2-3 more immediately with the cash I pull out. I’m sure I’m not the only investor thinking this way and I think home prices will explode when rates drop. There are many people sitting on the sidelines.
