Nearly all map stats can actually be valuable, but their value usually depends on the level of the map itself. Maps with +Wells are pretty much the only maps that are more valuable the
lower the level, because low level maps are smaller in size, and means less searching for those Wells.
The only stats that I think people try to avoid are +% Experience Gained (because you level up faster and can out-level the map) and +% Swarm (because you basically get another mob encounter without exploring a square of the map, and most objectives can't trigger on the extra mob).
There are also stats that are not valuable by themselves, but can be nice additions to maps with other stats. This one is a good example:
https://forums.d2jsp.org/topic.php?t=95532038&f=273 . The map is low level so even though it has EPs and TCs, it doesn't have a ton of value without the +Level Cap. The Level Cap means you can explore the map at much higher levels than usual, which means you can find higher level items from those EPs and TCs. The +% Monster Difficulty is icing on the cake for that one.
