Been keeping track of mods on item drops and this is my thoughts from the data gathered. Ive had ~1.1k maps to come up with these values :D
guild point - 1% per tier
wells - 1 per tier
rooms - 1 per tier
eps - 3 per tier
lights - 3 per tier
light effect - 200 max? (based on 459 times spawning 200% has been best roll)
stealth - 25%
lvl up - 35%
swarm - 25%
monster diff - 25%
experience gain - 50%
Item quality - 10% (only had 7 spawns..)
item quantity - 25%
That's pretty much what I would say as well, only guild points and lvl up are wrong.
Guild point is at least 1,4% per tier
Level up is 50% (at least I assume that it is, got a 41% map so it makes sense that it is 50%)
What is this though? Found it around 3 weeks ago, as far as I know, chests are 3 per tier. If it was an overspawn, it would have a maximum of 15
