Could also do a tree + ring in 2 rooms. Since max poh is 4x4 for optimal load time. Gives you all rooms for teleports and important things. I voted for con because it was awesome and I hated making tabs (ironman) but prayer is always pretty good.

You can use a looting bag for house teleport runes vs house teleport tabs. Use lava runes as well instead of earth runes and you have convenient teleportation to everywhere with the help of your house.

I decided on the following
97 Prayer (D-Bones and Superior D-Bone combination)
92 Construction (So I only need tea to do Ring + Tree)
99 Range

and I'll also be working on farming, I have about 30m I feel like I can dedicate to that and hopefully from around 50 farming that will get me pretty close to or above 85 farming for the fairy tree requirement in the house.
