I don't like to rip off businesses, but that manhattan theme looks really good. I loaned all my extra cash to sister

Btw if I request help from you, are you ok with paypal payments?
Not really ripping anyone off, here's what the studiopress FAQ has to say on the matter:

Can I use the themes for work that I do for clients?
Yes, you may - we realize that Developers are busy and need ways to turn work over quickly. One of the primary reasons we developed our themes was to provide a solution for content management using WordPress.
Support will only be given to the user who purchases the theme or Pro Plus All-Themes package, which means the buyer will be responsible for supporting the themes for their client.
If your client wants direct support for the theme(s), they will need to purchase the appropriate Theme/Support package(s) and yes, you can have them purchase through your affiliate link.
In that regard, they're much more awesome than a lot of other theme providers.
I'm fine with Paypal. Pretty busy this year, as it's my final year of college, plus I've got college, and a girlfriend I need to spend time with, but I can spend a few hours here and there helping you out with it all.

Yeah, Landscape could be a better one for you, you can always just buy the theme on it's own without the framework and I'll send that bit your way, that way you get the added bonus of getting theme support for that particular theme.
Seriously, using a framework like WordPress will make your life 83475638946389487364783876347863784638 times easier than custom coding pages.
