rare boots to be good

if the rare boots have 2 resists what else need to make the boots be worth more than 150fg, and what would the minimuim of the 2 resists stats?
i am not asking for requirements for gozu boots, but what can be worth atleast 150fg with 2 resists and what else requirement to hit that mark.
