Man i still have a basketball signed by the original Harlem Globetrotter's like curly and shit from back when they would be on Scooby Doo and shit. I should get that SOB appraised, I never played with it or anything.

Ya ball is flat and sigs are faded but it shows its age ya know, I'm going to give it to my kids, unless I run into some situation I need some quick cash for something, but I have been saving shit like that all my life, still have star wars shit in boxes from the 70's at my parents too, my uncle used to buy me duplicates of whatever I had and I had to keep em in the box.

cash that shit in. then use the money to put a down payment on a duplex. rent it out. profit. once positive cash flow, rinse and repeat.

nah rentals suck , I just invested in property, I have 460 acres here, will be worth a ton when my kids get it.

till the government decides to just take it back from you. you still pay property tax so imo you have a negative cash flow instead of a positive one at this point. and rentals are a good way to build up your nest egg. get value out of them for however long you need it, then sell the place and put the proceeds into a better property with higher value so as to avoid the taxes of the sale. win.

Ya , I pay hella taxes man, about the average salary here for the average worker's wages. But when my parents bought this property they paid like $600 an acre. I bought it from them for $1000/ acre. Right now in a down market, property here goes between $3,000 and $3,500 per acre where I live, plus my parents bought it from the state back in 1981 and it has never been logged, probably$500,000 in lumber alone. Also I guide hunts here for deer, turkey and coyotes, and that pays a decent amount during those seasons, we also lease 100 acres to the neighbor to farm, so thats income also. I have had bad experiences in the past from rentals, lost money more than once, turned me off.
