word of advise:
if a house has a lot of turn over where people get into trouble (marriage/job/etc), the house is bad luck
if you believe in that type of thing. it's real though

You also have to consider contractor work, Title fees for buying and selling which can be pricey, realtor fees 3%-6% of prop value and cost of materials. You would want to get rid of it as quick as possible to make a good profit, which is easier said than done. You might end up only making 5-10k after all your work and time in the end.

yea this is true too

i have a full time contractor on payroll
i pay 2.5% realtor fee because i advertise my realtor on my webpage for my business
and my buddy's family owns the title company for my city lol

so i make a good deal more on my houses

I'm a union lineman, I can do the electrical work myself including a new electrical panel if needed.. I already started doing some stuff cause it's gonna be mine, just ironic since "short" sale takes fucking forever.. I'm going to hook up a switch in the box for a generator, run some new outlets outside.. started ripping down most of the sheet rock since it's brown.

My buddy is a roofer so I'll get that and the siding done pretty cheap.. after all is said and done looking at a 80-100k profit hopefully

Wha? That profit seams extremely unrealistic to me.

did you look up the value of the houses around that house? seems high
more like 70-80k

gotta remember how insanely cheap the house already is.. I can do a lot of the stuff with a few friends and myself, making it a lot cheaper.

this is also going by the realtor assuming correct that the house will be going for 240, which even if it goes for 200 I'm fine with that for my first one


e: trunks the other houses are all 180-250 per.. they are olderish houses
