I'm sure you'll be golden. If there's a decent plot of land and the place isn't completely run down I can't imagine the valuation would be less than $10k.

They're more than happy to give you that kind of a loan with an equal or higher value asset as collateral. My brother actually just had his offer accepted on a house in Michigan and is going through the same thing.
