It's been slow for the last few months, cuz the prime rate is going higher and higher. It's still pretty bad, just doesn't seem as hot cuz we are so used to lava hot market.



This is near my neighbourhood, sure it didn't sell in an hour or 2, but it's most likely cuz they wanted to see how much more than could get from the intentional low listing lol

3600 square feet. Pretty big ass house lol.

Wish I could have afforded detached when I bought but I am grateful just to be on one of the rungs, even if it's a lower one.

not sure what the RTA is like in Alberta but in BC it is scary as hell to rent out a place.

Majority are honest and don't give you much grief but if you get one of those tenants from hell there is little recourse. They ruin it for everyone else. Part of the reason why AIRBNB and other short term rentals are so popular, which of course ruins the rental market as well.

We’ve been lucky. I get lucky I think I have a good read on character, ask for references, tell them I’m a cop, I mean I have tattoos up to my neck and I just generally think I’m a good gauge on people. I’ve had to be to survive the life I had growing up.

But I know what you mean, it is scary. Next tenants if we get new ones I’ll ask for credit checks and employment checks probably, and even criminal records now that I’m a cop it’s probably safe to do, in case I rent to someone with outstanding charges or on probation / peace bond

Man I thought I would give you an update on this strata nightmare. My bedroom is still stripped, no insulation, drywall and an exposed ceiling. Thankfully the machines the technician left have been doing a good job drying everything and anything that had mold was removed or sprayed. You can never tell if you repaired everything though...

Some lumber will probably be replaced but I wonder what could be hiding behind the sight lines.

The source of the main leak was found. The idiot above me somehow let his balcony overflow to the point that it actually went underneath the membrane (water had to travel over a foot high to do that) and the water cascaded towards to the units below.

The technician and strata manager went in there and they said the place was absolutely filthy and unlivable. Apparently it's some middle aged guy living in the apartment but his mother owns the unit.

Absolute joke. I know a balcony is usually considered strata responsibility but I think we should go after this irresponsible slob. He should foot most of the bill. The roof does leak, albeit quite minor compared to the damage this moron caused.

You can't even count on people to do the very minimum in maintenance. How can you not notice that there is a foot of water on your balcony because you never once unclogged your drains? Not the best design of the balcony either but that's besides the point.

When it's obvious the building is facing flood damage would you not first think to check your unit to make sure you are not the cause?

Having to rely on others is just awful. Wish I had the money for a detached house lol.

Yeah the way we see it is if we have tenants from hell we’ll just either follow the legal steps of removing them, or sell the house.

But the longer we can have someone pay a mortgage for us the better lmao.

That's B.C LIFE. There's just sooooooooooo many more people who are irresponsible and just don't give a shit these days.

My rant is the icbc adjuster deemed my wife at 25% fault and 75% fault to the guy that was driving a range rover with his 2 month expired N license and expired registration that deliberately hit my wife's car while she was fully stopped. And attempted to hit and run in the heavy traffic after the fireworks on Canada day, and cop on foot chased his sad ass down and forced him to pull over. All this was caught on cam. Icbc somehow deems my wife at 25% at fault. It's a fucking joke. It took the idiot 2 month to decide too. She's obviously gonna ask for another adjuster or go to court. Told her to get a lawyer to sue the dude since he wasn't insured.
