No vaccine passport is alberta as of today
Oilers/Flames capacity limits are lifted and alcohol and food will be served again.
Kids under 12 don't need masks next week.
No masks at end of month for general population iirc..

Time to learn to live with it

my neighbor across the street put their house up for like 350k or something and sold it for like 520k due to a bid war
people are actually bidding over that much to get a house its crazy lol at that point id take the 520k and make my own house exactly how i want on some nice ass property

they've been doing this bs for sometime

bid a stupid amount

and after the house inspection

they try to drop the price by 30-70k by picking on every lil thing that need to be done

my coworker was crying about how he's worried about his 3 kids in the future

as he's overbidding by 150k putting down a 1.3 mil offer for a 1.15 million dollar place, and him and his realtor managed to milk an extra 50k so he made 350k on his house that he bought 5 years ago

honestly more fucked to rent outside of metro van than inside lol. you can at least live somewhere like Burnaby/Richmond/Surrey then ditch your car. end up saving a lot of money not needing to pay insurance/gas/maintenance every month. there's a ton of places to rent and you can easily get around with public transit. worst case scenario there's ridesharing.

on the other hand vic has pretty much gotten just as expensive to rent, yet transit is complete shit. either you rent in/near downtown or you're gonna lose so much time with buses.

then of course the rest of bc has nonexistent transit infrastructure so you either have a car or die. yet these places barely have purpose built rentals and have barely built new homes despite the housing crisis being province-wide for a while now. so good luck even finding a place at all, then finding parking then not paying out of your ass.

"BC = bring cash" has never been more true. I've been leeching off my parents during the pandemic and putting almost everything I make into investment, and the returns have been nice. yet if I had bought something at the top of my mortgage eligibility in 2020 I would've had more networth even though I would've been paying the bank, taxes, strata, etc.

and if you've been paying market rents... well, every month you're essentially falling behind everyone else.

to be honest, one of my buddy rents and his landlord has kept his rent basicallysame for the past 6 years, only bumped it up like by $100/month two years ago. He lives in a basement suite by Jericho beach. The old couple said they don't have a mortgage they don't really see a need to nickel and dime someone.

I'm renting out my condo right now and I'd probably do the same if my next tenant good and is trying to save up as well (my current one is moving out because they ended up buying their own place)
