had I bought last year I'd be up like 40-50K in the black in terms of equity. downpayment money returned just under 10K in my stock portfolio. things will still get pricier because of re-opening.

but I do really think we're in for a once-in-a-generation depression within the next 5 years. governments and households around the world have accumulated absolute massive debt (but especially in Canada) and are counting on "normal" economic times - the ones that were still leading to record debt accumulation - to pay them off. we've just done a remarkable job putting it off with World War levels of spending. the bill's will come due, interest rates will rise, a shitton of people will go broke for it and the government will be helpless because it has less resources to service more debt.

i think inflation is already starting to creep in, hence the rise in house prices, the demand is there but everything is going up in value

i think the same thing is applying to stocks, yes everything is at high valuation but its also because of all the free money that's being handed out, and with covid restrictions, people can't spend it on traditional outlets like travel, dining, entertainment, etc, so they put it in stock markets and crypto and make shit ton more money

i think at this point if u just purely hold cash ure asking urself to bear the full brunt of inflation, u should have enough of a rainy day fund for safety's sake but gotta deploy that extra capital into something

Yeah idk it’s a tough decision.

For the economics of it is a bonus. I just need the freedom, I’m not getting any younger and building romantic relationships is a lot harder when living at home.

Just rent an apartment then. Missing out on live is infinitely worse than not building home equity

Yeah I’ve considered this too. Need to definitely sit down and work the numbers and figure out makes the most sense.
