I think there is a fear to rent out right now in terms of month to month or leases.
With rental assistance programs in place and evictions being suspended I don't think people want to bring in new tenants. As sad as it is I think that is why so many are trying to do short term right now. They are trying to avoid the RTA and government programs to protect renters during this time.
The tenant can not be evicted and the landlord is obliged to take $500 a month from the rental assistance program. How they recoup the rest of the money is beyond me.
Say rent is $1500 - The tenant can fail to pay rent and not be evicted due to these difficult times. All the landlord would get is the $500 from the program and legally can not evict or harass the tenant for more money.
