Gaming PC for all upcoming games and if possible, 1440p and 144hz
I have parts already but need advice on what additional parts brand and model specific

I have

600wB EVGA PSU
EVGA GTX 970 SSC ACX 2.0
Seagate 4TB SSHD
16GB DDR3 1333hz RAM(I can upgrade if need to but don't include into my budget)

I'm thinking about getting a i5 4690k($195) but my friend is suggesting I get a i5 6600k($211)

Need a recommended mobo and case with good amount of cooling without water cooling(for now)

budget ideally $400 but willing to do $500

1440p @ 144hz is a whole lot for a i5.
I would go with a i7 6700 at least. As Air Cooler i can recommend the Thermalright Macho X2. Its quite and potent. I7 5820k would be better. Watercooled you can get it above 4ghz. Not sure if Air Cooling is really an option for this prozessor.
As mainboard something like a MSI Z170A GAMING PRO.
Also a single 970 has no chance at 1440p and 144hz. You should better go for 2-way-sli 980 ti. (if you just look at the benchmarks for some games, you will see that the 970 can hardly reach 90fps at 1080p in half the games. How do you want to play at 1440p and 144fps?)

1440p and 144hz is even harder for the computer then 60hz 4k. Thats absolute high end gaming. You need to pay big buck or lower your expactation.

That's why I put "if possible" but not possible then
Thanks

What is the suggested remaining parts with the $400($500) budget without gaming at 1440p and 144hz

If you are on a budget then take ASRock H170M Pro4, a i5 6600 (non-k) and use stock cooling (Cooler Master Hyper 212 EVO if your are worried about noise). The left over money can be used to get a better grafics card.
You only need overclocked / super high end CPU when you run high end grafics card (mostly in SLI). If you only use mid tier grafics card then forget about overclocking and get a better gpu. That mostly results in better performance.

EDIT: Also get a SSD. You will not regret it.

your budget is too low to be able to do this.
you can do 1440p, but you can't do 144hz with that card

for now, i would leave the gfx card as is and upgrade to a 6600k, hyper 212 evo a z170 board of your choice, 2400mhz cas 15 2x8gb ram

example: http://pcpartpicker.com/p/27wQt6

alternatively you could do the 4670k and keep your current ram (upgrade later to 2x8gb 1600mhz+)
and get a case that you want instead of the one listed above.

example: http://pcpartpicker.com/p/7NqJqs

really up to you :)
the performance gain between the i5 and i7 in both instances in neglible, your video card is MUCH MUCH more important and at a difference of $100 you would be better off adding an ssd or saving it until you can upgrade your current gfx card
down the road, if you're looking to upgrade get 2x 980 or 2x 980ti or whatever x80, x80ti, titan pascal will have to offer (depending on perf gain/$ ofc)

you benefit a lot. Gamers dont game in benchmark enviroments, where all background prozesses are constantly checked and controlled. You usually have a couple of browers tabs opened, maybe stream a bit, have a team speak client open, maybe skype is running, then your printer auto update is starting. More cores simply handle these situations better.

But i agree that price/perfomance increase is not really worth it unless you build a high end gaming pc.
