Correct, but quite honestly you'd get better performance with a 1070 and a regular 144hz monitor than a 580 8gb and a freesync monitor IMO

Cool, thanks for the info. I'm continuing to do my research too. It's been 7 or 8 years since I built my last PC, I forgot the struggle of settling on parts.

All depends on what you want. Generally speaking, Intel > AMD cpu's for gaming since most games don't need that many cores, and it all comes down to clock speed. Nvidia > AMD for gpu's since AMD gpu's are really good at mining and are super price inflated right now. (for what it's worth, I'm actually an AMD person, but it's the cold hard truth).
DDR4 ram speed actually has an impact on performance, more so on AMD than Intel tho.
CD drives aren't a thing anymore, but USB C is taking off.

So don't get gsync. A 1070 won't have a problem getting 150 frames on 1080p high on those games listed. Probably even achievable with a 1060 if you aren't at 100% max settings.
