if you want decent longevity get the i5 with 970 u wont need to upgrade for a while and if u do ull just need a new gpu

tuban is like shit i think anything past a 280 is going to bottle it even with OC + they dont oc well and their max temp is like 60c

this is what id get for a quiet-focused build with your budget. eventually, you should look into getting an SSD for booting windows. a cpu cooler, such as a Cooler Master 212 (evo or not), would be ideal for slight overclocks to your cpu and go for around $30.

this build will max the games you've listed, with ease.
