I'm not looking to spend a fortune, but would like to play games on good settings comfortably and without lag. Currently my PC is 5 years old. I run every game on lowest settings and still get lag. And no it's not my ISP as my download is 230 Mbps and upload is 10-15 mobs.

You will not be able to stream your gameplay while playing games on ultra with such a low budget.

Streaming isn't priority. I'm sorry I should've specified. If I do ever stream it. Won't be on ultra. But when I'm not streaming I would like to play on ultra without lag

Do yourself a favor. get the build I linked. Yeah it costs more, but it's up-to-date, all compatible, and will pretty much do anything you like.
