Right now I have two desktops, one for my use and one for my SO's use

My specs:
i7 3930k @ 3.9GHz
16GB 1600Mhz DDR3 (4x4)
Some no name/generic x79 mobo from eBay ( no OC potential outside above 3.9GHz on cpu(
Gtx 970
Hyper 212 evo

SO's pc:
i5 2500k @ 4.5GHz
16GB DDR3 1600 MHz @ 1833 MHz
Gigabyte z77x-up7 mobo
GTX 770 FE
Hyper 212 evo

Right now I'm looking at picking up a 4770 non-k, GTX 770, 600w psu, gigabyte h97-d3h mobo, stock cooler, and some mid tower atx case for about $250. I don't need this third computer but thought it would be an upgrade for at least my SO's computer once I got another set of ram. Would the 4770 be at least equal to the oc'd 2500k in games like pubg fortnite bf1 etc? Or should I just stick with what she already has?

I'd just get her a better grfx card and an SSD if she doesn't have one already.

She has two ssd in hers. She's not picky with high settings or low settings as long as it's stable 60hz hence the 770 is what we have in it lol.

Get yourself a GTX 1070, and give her the GTX 970.

Pick up an i7-2600k (~$100) and sell the 2500k (~$50) then throw down 4.5-4.8ghz.

10%+ performance bump in gaming @1080p.

Upgrade displays and GPU's next imho
