Price depend on buyer/seller.
For example, not so long time ago plague hide (top2 armor) was sold vs ~120k.

There are like 2-3 people on eu who pay what is needed if they want to have something.

And like 5 000 other people cant do that because they Arent ful of money.

So if this 3 people dont buy anymore a top 2 sa will sell for 50-70k like all the years before.
