Need $ to invest in real estate. In the long term it'll pay off, gonna suck for now when I don't have any toys though :/

But like you said gotta invest money to make money, and all my free cash were put in my cars (not a smart thing to do at my age when you should be trying to make more money and cars depreciate really fast)

I'm still not moving out lol, I'm buying property to rent out so I have extra income every month
