Rawr. You know that evil lol was made for you specifically, right? I think it must have been. ;)

The owners actually accepted our offer - which must mean that the foreclosure is literally about to begin because we undercut their asking price (which was just reduced by $15,000 and was already $30,000 under the appraised value) by $20,000, lol. Their bank just has to approve now since it's a short sale pre-foreclosure listing, but if they agree (which we are pretty sure they should) we'll have FHA in and close as soon as humanly possible. :love:
