Why? You don't think people flipping homes generating income, some of which do it as a business should be taxed as regular income? Why do they only have to pay 50% tax just because they're in a different line of work?

Maybe I missed the full jist of it, is he also pushing additional capital gains tax elsewhere / increase to capital gains taxes?

I will have to read. I only follow lib and cons.

I see 75% inclusion rate.

That's a hard no for me as someone who saves a few hundred thousand a year all of which go in equitys.

it's all investments as a whole that would just be affected by the ndps proposed changes to capital gains tax, not just people investing in properties
also fyi no one (that i know of at least) actually pays taxes on 50% of gains when flipping property, they just say it's their primary to avoid paying taxes, the lawyers ask no further questions and our underfunded cra never pursues the matter

Well as a CA filing taxes for flippers if you're doing any significant flipping they do since they already reside in rapidly appreciating properties they will one day dispose of and you can't use that exemption obviously for the same years on multiple properties.

If you're some small time individual you might get away with it right until you try to sell the home you're already living in.

there are way too many small time individuals out there getting away with it on a regular basis and it just never shows up on their tax filings
i know these people, they are friends/family etc.

Only if you get flagged within the statute of limitations and conservatives in most of the West have actively underfunded those institutions to allow corporate donors to get away with far worse.
