in the case of my area its more of a historical reason. the "town" was just a trading post station between 2 larger cities. chosen because it was about halfway and a creek ran through. so all of the properties near the railroad date to the 1850s and 1860s. but we've been unincorporated for nearly 100 years after the highway was completed and the need for a trading station was no longer there.
now we're just a 2 mile long 35MPH slowdown with a gas station, post office, grain elevator, and a single bar/restaurant. fine by me!
i did though walk through the original house of the people who the town is named after. built in 1856. gorgeous 1st level that's been updated to an open concept, narrow staircase to get upstairs that wasnt great but it was ok, same to the 3rd floor which is just one single room. for 100k at the time knowing we could get it for prob 85k i was interested. then i went in the basement. fieldstone foundation with what looked like rivers carved in the floor leading to no less than 5 sump pumps. also had a room where an oil burner was at one time, still stunk like old crude.
glad we passed but one of these days im gonna knock and ask to metal detect on the property.
