Its a complex issue, rent control will never work on its own, and removing rent control will not fix the issue, what needs to happen is red tape needs to be removed for new builds and a LOT more housing needs to be built.
It actually is, and as the technology improves it only looks better, the real issue with nuclear is currently it costs 15 billion dollars and takes 10 years to build one plant and renewables are advancing at such a rate that it may be redundant by the time it is built.
The real issue with nuclear energy is the lack of scalability. At the current rate, global uranium supplies suffice to fuel the world's current nuclear power plants for around 200 years. If we increased the number of nuclear power plants tenfold, this would accordingly shrink the supplies to just 20 years, i.e. not worth the investment. Hence, even if the world ignored the issues with radioactive waste, cooling, huge upfront costs and gigantic operational risks, nuclear power would still not be able to solve the world's carbon problem. Nuclear power simply cannot be scaled to the point where it's a feasible replacement for fossils.
Modern nuclear power plants which are already constructed and still meet the safety standards should of course be kept running and not be shut down prematurely. Nuclear is an important bridge technology with very low emissions. Giving in to anti-nuclear sentiment means shooting ourselves in the foot.
