I know I'm gonna sound like a liberal....but that's all good and fine until the workers are done and don't need to support those local businesses.
That's not how it works. Once the center is built, it's staffed. That staff still needs to purchase goods, eat, etc.
Sure, a portion of goods will be ordered via Amazon, losing some of the local businesses some business. But the influx of income will overall benefit the majority of those businesses, and it's somewhat improbable that anyone local is going to shift to suddenly ordering Amazon if they weren't already, just because there's a distribution center nearby. Some just like to shop in person. There's also business and brand loyalty, etc.
If anything, the gains the local area received due to the workers being there to build the center will increase and stabilize, providing a long term economic boost to the area due to the influx of thousands of additional jobs, and through those jobs, thousands of additional paying customers.
The real pain that'll be felt is the hotel/motel market. Where the workers who were only there temporarily were likely staying in such temporary lodging, massively boosting their revenues, the long term Distribution Center and office workers will be looking at home ownership and leases. So the housing market in the area will boom, and the temporary lodging market will decline sharply, back to more normal levels.
