Montecito, CA is not the same as say.. property in the Everglades. It’s not the same as say buying property that has elevation such as Fort Lauderdale or New Orleans.

Anyways, here’s a view from my oceanfront condo in Long Beach, CA. It’s actually 500 feet higher than the sea level.

You also missed the point again. Homes in California are lower risk even if the ocean goes up 20 feet. It’s not the same as other areas.

Quit fear mongering. The ocean is rising at a rate of 10mm a year. It’s happening at a rate that won’t matter in my lifetime. However it will matter in my kids lifetime. Especially so in major cities that are built at or below sea level.

Op likes to have his ego stroked. It doesn't matter if 99% of the people tell him and show beyond shadow of doubt through science, examples and all the proof in the world. He doesn't respond to intellect or reason, I am afraid the only way to get through to him is if proof literally smacks him in the face. He responds to feelings and very basic senses like a cow or a sheep the only way to get them to understand you is with a cattle prod or a loud noise.
