Nah you just showed you have no financial knowledge. Doesn't know fixed rate loans exist. Doesn't realize how much money you lose by paying off low rate loans.

Can't even qualify for a mortgage. Yep, I'd say you're poor. You know why the largest companies have a ton of debt right? It's because credit lets you leverage, which increases how much money you can make.

I know we snipe at each other a lot, but I'm being totally genuine here. If you really have no debt you are just leaving money on the table. Utilizing low interest credit is a very easy way to build wealth if you can support it. The mentality that debt is always bad is a great way to avoid building generational wealth. There's a reason why access to mortgages is the number one factor in generational wealth.

Let's say you have your home paid off. You should absolutely be doing a cash-out refinance and deploying that capital into the market. Even with interest rates rising if you just put it in an index fund you would expect to easily make returns that outpace your interest payments. We are still in historically low interest territory despite the recent interest rate hikes.
