There's nothing reasonable about that argument.
They supply housing for people who either don't have the credit to buy their own home, who don't want the commitment, who maybe want to live in a neighborhood/city/state temporarily.
The relationship is largely symbiotic and voluntary. No one is forcing someone to live in NYC and pay 2 grand for a 1 bedroom, they can easily move to Wisconsin and pay 1/3.
It is reasonable given the premesis, but incomplete. Landlords dont add anything material, but definitely add non material value.
