Gonna have to liquidate my positions to pay for a down payment on a house.

We weren't planning on buying until next year and were going to save a significant amount until then, but interest rates are really good and we can buy the house we're renting at the price they bought it for 2 years ago, so we really can't pass this opportunity up. Mortgage with everything included will also be about 30% cheaper than our current rent, so we'll also save money on that.

Oh well, I'll save signifcantly more on a lower interest rate and less rent paid than the losses I'll lock in by selling.

The house is an investment in itself :P

Yep. Were gonna have to move if we have kids so in 5 or so years we will rent it out too. Fair rent for it in this market is double the mortgage payment. Cities are insanely good for rentals.

I assume midwest if you're getting that. Midwest has some of the best cash on cash returns.

Should say the last time I looked it was, but that was 2019.

Indeed. Buying 3 bedroom 1.5 bath. Rented it for 1150, and after the "equity sharing" they do to incentivize you to buy it came out to 950 a month, but I won't get that money back until we close. The minimum rent for a similar house 2 years ago was 1300. So once we move out we'll be able to make a decent amount on it renting.

Since theres only two good school districts in my city we're going to have to move into a million dollar trailer if we have kids while we rent this place out. It'll be worth it though, since if they go to a good school and get good test scores they'll get free private tuition at the university my wife and I work at.

It's only good in a sideways market, this instrument is still trading lower than it was pre-covid. Any major market correction cripples this fund, any major bull run leaves this thing in the dust underperforming the market. If you want income, buy stocks you have a very high conviction on and sell covered calls/cash secured puts.
