You can buy a house in Netherlands (limburg) for 100-150k

Then you modify it in 2 apartments and rent the apartment to tenant for 500-600 euro a month. Your tenant is basically paying your mortgage.

Or you buy a bigger house and turn it into multiple apartments.

Easy.

On the side you'll learn how to invest or buy multiple houses.

Food is really cheap in Netherlands compared to other countries.

I know people in the US who did this. For one of them, both tenants went delinquent on rent and squatted for months. You basically have to hire hitmen here in the states.

I do tax accounting and it certainly isn't fun. I dont know where to go now, I think being a financial analyst would be more fun

Financial analyst is a general title. I’m just pure reporting.

Goals = out of accounting. I want to be in finance/treasury/operations etc... anything that isn't accounting but has some sort of finance related aspect.

Then absolutely don’t get a cpa.... waste of time and money.

Your best route would be transitioning into an analytical role (you may need to take a pay cut) and work your way up. People won’t hold much weight to a CFA if you don’t have actual working experience to back it up.
