armors are meh for 2017 tr, very solid but also common

What would turn rune jack godly? I figured with SA base, erep, 2 sockets, -req, 1 off perfect ed and 2 off perfect life it would be top of the line. Does it also need fhr to make it godly or some other mod I'm forgetting?
