1. It's mostly hunting land, has fishing as well. I don't like either, could maybe open a little business that sells products for those or something. Most of it is on a slope going downhill, decent amount is flat where a building could be made.

Low cost of living index

Growing economy

Fertile soil unspoiled by pesticides and GMOs

Don't have to worry about natural disasters"
