Graphics inclined friends;

I am trying to help out my sister...How do I take an aerial view of a house from google earth or findlotsize.com and turn the zoomed in arial of the house into a simple pencil or pen sketch that is editable. Is there a simple way to take the screen shot and modify it with an app? My sister is the landscape designer in partnership with my brother and spends hours just to make a sketch.

Any ideas?
